Barford
Road – Eynesbury. Initial promotional work on behalf
of the client The Banks Family Trust,
resulted in a Local Plan allocation of this former agricultural
land for mixed housing and residential purposes. At the subsequent
review of the Local Plan instructions were received to seek the
reallocation of the employment part of the site for additional
residential development.
At Inquiry it was demonstrated that the Council held sufficient
reserves of employment land elsewhere in the District and therefore
there was no need to retain the site for that purpose. It was
shown that the site could appropriately come forward as a sustainable
extension of the previously permitted residential area. As a result
the client gained an allocation allowing the construction of a
further 200 dwellings thereby greatly increasing site value.
Spencer’s Wood
Client: Private
Spencer’s Wood – Wokingham
District. On behalf of the client, Cooper
Estates Limited land land at Beach Hill Road in Spencers
Wood was promoted as a residential development opportunity through
the review of the Wokingham District Local Plan. There were a
significant number of competing sites available at other settlements
and in and around Spencers Wood.
However, at Inquiry evidence was presented to demonstrate to the
Inspector that the merits of our clients land in terms of its
location, sustainability, impact on the landscape and environment
outweighed those of its competitors. The Inspector agreed and
the site was the only one within Spencers Wood to gain the status
of an allocated site.
