Planning Applications:
Residential Development
Client: Fairfield Park, Bedfordshire
Fairfield
Park is a major residential development project which involved
the creation of 1,200 sustainable new homes within the grounds
of a Grade II Listed Building. The instruction on behalf of a
consortium of major house builders including Stamford Homes involved
the compilation of the Planning and Listed Building applications
and accompanying environmental statement and the co-ordination
of the various consultants. We also led the Section 106 negotiations
and then organised the discharge of the various obligations and
conditional requirements to enable the development to move forward
and completions on site to be realised.
Client: Putnoe Lane, Bedfordshire
Tilsworth Developments specialise in building attractive, high quality detached houses. PPS assisted the developer and his architects, Ivan Clarke and John Barrett, with a proposal to redevelop a site for housing at Putnoe Lane in Bedford. Complex tree and design issues needed to be addressed over a period of time and a clear design concept for the site was developed. Finally the, scheme was recommended for approval by the Council’s planning officers.
Despite this the Committee refused planning permission, mainly because of local opposition. At the subsequent appeal, the inspector granted planning permission. He concluded that the scheme complied with planning policies, did not overdevelop the site, respected local distinctiveness and protected the local character of the area.
Client: Christmas Cottage, Buckinghamshire
PPS worked with award winning architect, Nicolas Tye, in securing planning permission for a replacement dwelling in the Buckinghamshire countryside. Despite having difficult policy, landscape and ecological constraints, planning permission was granted for a stunning, modern family home.
Nicolas Tye specialises in modernist architecture using traditional materials. His buildings provide very comfortable, modern living accommodation while creating large useable floorspace within quite small building envelopes. His designs are ideal for constrained rural sites where landscape impacts need to be minimised.

Commercial Development
Client: Longstanton Business Park
PPS were commissioned to prepare
a detailed planning application for a new Business Park at Longstanton,
Cambridgeshire, as part of the Home Farm development. The proposal
was for 12,500 m² of commercial office space, research and
development and light industrial use. The application was supported
by a comprehensive Design & Access Statement and Planning
Statement and an Energy Statement demonstrating how the proposal
would provide 10% of its energy from on-site renewable sources.
Client: Wells Place, Surrey
The Wells Place Industrial Estate is located in Mertsham, Redhill and has developed and expanded over the past 10 – 15 years. On behalf of the site owner we have secured a number of bespoke planning permissions for specific end users as well as more general speculative developments. We have successfully appealed against draconian noise conditions imposed by the Local Planning Authority and are now in the process of seeking a further expansion of the estate.
Client: Rushden, Northamptonshire
Planning permission has recently been secured for the construction of a part two, part three storey bar and restaurant premises in Rushden High Street. The development will take place on the car park area of a former retail unit and will, when complete, be the largest premises of this nature within Rushden. Key issues that were overcome were in relation to design which was undertaken in-house, noise and neighbour amenity impact.
