Planning Appraisals:
The Rectory, Maulden, Beds.
Client: Kingshall Estates
Working on behalf of a local developer,
we were asked to examine the potential of redeveloping the Old
Rectory in Maulden. The existing dwelling, erected in the 1930s,
was in a poor state and the Diocese of St. Albans was investigating
the potential of creating a small development that would contribute
towards the provision of a new Rectory dwelling.
We identified, through negotiation, the potential for an enclave
of five dwellings. A sketch proposal was submitted to the Local
Planning Authority to show how the site could be developed. This
was then used as the basis for a successful planning application.
Feasibility Study and sketch
Layouts
As well as investigating the planning context, policies
and site constraints, we also investigate the physical potential
through sketch schemes and feasibility studies. These illustrative
proposals can then form the basis of positive discussion with
the local planning authority.
